Allora Finance project manage the finance journey for you, explaining what's possible, demystifying the BS (Bank Stuff), filling in all your forms, guiding you on how to sign and return docs, ensuring settlement is finalised and doing a happy dance when you settle.

Step 1: Finance Discussion

We are Approachable

Clients often come to Allora Finance with a property goal in mind, and some understanding of the challenges they face, but fitting all the pieces together? - that can be tricky. And what about all the unknowns? That’s where the team shines. Helpful. Allora Finance.

The first step in working together is a relaxed, 30-minute phone call with one of the Allora Finance brokers. You can expect to share your goals and financial situation, allowing the team to confirm what’s possible. Think of it as a no-pressure discovery session, designed to find out if you and Allora Finance are a good fit and if the time is right to achieve your property dream.

When it’s time to proceed, you’re invited to the Client Portal, where you provide the required data and documents for the next stage (this process is commonly known as a 'fact find') - we recommend setting aside 15 mins to complete this process, glass of wine in hand (unless it’s before 12pm… then perhaps stick with caffeine).

Step 2: Investigation

We are Goal Oriented

Good work - you’ve outsourced your finance search! With your goal in mind, the Allora Finance team will interrogate the information shared and shortlist brilliant finance solutions across 30 lenders, saving you time, energy and a few grey hairs.

There’s a lot that goes into an Investigation, including, but not limited to:

  • Cross-checking documents

  • Ordering property reports or valuations

  • Validating bank balances and existing commitments

  • Checking borrowing power across various lenders

  • Considering credit policy for lender suitability

  • Negotiating interest rates, and

  • Possible restructuring of existing loans.

When this work is complete, your Allora Finance broker will output modelling to present back, including a home loan recommendation.

Step 3: Recommendation and Selection

We are Transparent

It’s time to share the good news.

An Allora Finance Strategy Session typically consists of a 60-minute video call, where your broker will present the recommended finance solutions and modelling prepared. The team will share the reasoning behind the recommendation, articulate pros and cons, grow or refresh your finance knowledge and answer any questions that arise. The sessions are unrushed and focus on transparency, so that you’re comfortable with the detail and ready to proceed.

The goal? To get on the same page and agree on the game plan.

What if you’re not quite ready to apply? No worries, the team love working with clients who are on the journey to home ownership, and will set a goal or appropriate follow up milestone. First Home Buyers - find more info here.

Step 4: Application

We are Responsive

You focus on the open homes inspections (surely they’ll come to an end soon!), making offers and coordinating building and pest inspections - Allora Finance will get cracking on preparing the loan application.

Allora Finance prioritise clear communication and responsiveness (it’s a nervous time!), making sure next steps and timelines are clearly understood. We’re on the ready to address any questions or concerns

Once submitted, the application reaches its fate (outcome) - typically a confirmation of formal approval, conditional approval or pre-approval. An application which is pre or conditionally approved will sit in this status until the lenders conditions are satisfied, at which time the goal is to transition to formal approval.

Allora Finance love making those ‘good news’ phone calls when your loan gets approved (insert happy dance here)!

Step 5: Settlement

We are Empathetic

Your loan is approved, you’ve signed the legal agreement from the lender (aka loan docs) - now the Allora Finance team will take care of coordinating and confirming your settlement booking. While Allora hustle, all you need to focus on is setting the appointment to collect your keys.

For the applications that are formally approved, the settlement stage encompasses:

  • Receiving and completing loan agreements

  • Meeting any settlement conditions

  • Confirming the settlement booking, and

  • Ringing to share a huge congrats - GOAL ACHIEVED!

Settlement occurs regardless of whether the application is for a purchase, refinance, top-up or equity release - it's the date you take possession of the property, and your loan term commences. Because settlement happens online, we recommend booking any services (moving trucks, cleaning, telecommunications etc) for the next business day.

Settlement anniversary: Aftercare

Post settlement, your Allora Finance broker doesn’t just ride off into the sunset (though picture a white knight on stallion if you’d like)...

Every 12 months, the Allora Finance team will proactively check-in, reviewing your property value and interest rate, and asking what goal you’re working on next. The philosophy is ‘a client for life’ - you’ve outsourced your finance to the team, and the team will help keep that loan sharp.

This check in might result in borrowing power being reassessed, valuations being ordered, switching rate types - ie variable to fixed, or refinancing to another lender. New goal? No problem - the Allora Finance team would love to assist with new lending opportunities.

At Allora Finance, we’re helpful long after the paperwork is complete.
